Terms and Conditions
1. Scope of Services
Dominican Coast Hospitality (“Company,” “we,” “us,” or “our”) provides full-service vacation rental co-hosting, including but not limited to guest communication, reservation management, property maintenance coordination, cleaning services, VIP concierge services, and financial reporting. Our services are designed to support property owners (“Owners”) in maximizing their short-term rental revenue while ensuring a seamless guest experience.
Dominican Coast Hospitality does not act as a real estate broker, travel agency, or insurance provider. Our services do not include legal, tax, or accounting advice, and we recommend that Owners seek professional counsel in those areas.
2. Responsibilities of the Property Owner
Owners retain full ownership and legal responsibility for their rental properties and agree to:

  • Maintain compliance with all applicable laws, tax obligations, and rental regulations in the Dominican Republic.

  • Carry and maintain appropriate insurance coverage for the property, including liability coverage.

  • Ensure the property is in a safe, habitable condition and stocked with essential amenities for guests.

  • Promptly address any maintenance issues that arise during a guest’s stay.

  • Provide Dominican Coast Hospitality with necessary access and permissions to perform agreed-upon services.

3. Booking and Payment Policies

  • Dominican Coast Hospitality charges service fees based on the selected co-hosting package, which may be structured as a percentage of rental revenue or a flat fee. All fees will be clearly outlined in the service agreement.

  • Owners agree to pay all fees as scheduled. Failure to remit payment may result in suspension or termination of services.

  • Refunds are not provided for partially completed service periods unless explicitly agreed upon in writing.

  • Cancellation of services requires written notice as per the agreed-upon terms in the service agreement.

4. Liability and Indemnification
Dominican Coast Hospitality shall not be liable for any loss, damage, injury, or legal claims arising from guest stays, property damage, theft, or force majeure events. Owners agree to indemnify and hold Dominican Coast Hospitality harmless from any claims, liabilities, or damages resulting from property use, guest actions, or legal non-compliance.
5. Termination of Services
Either party may terminate the service agreement with written notice per the terms specified in the contract. Early termination fees may apply.

 


Privacy Policy
1. Data Collection
We collect personal information from property Owners, guests, and website visitors, including but not limited to names, contact information, property details, and financial transaction data.
2. Use of Information
The information we collect is used to:

  • Manage property listings, guest reservations, and financial reporting.

  • Process payments and service fees.

  • Provide customer support and concierge services.

  • Communicate with Owners regarding property performance and updates.

  • Improve and market our services.

3. Data Sharing
We may share limited data with third-party service providers, including payment processors, marketing partners, and cleaning or maintenance vendors, solely for operational purposes. We do not sell personal information to third parties.
4. Data Security
We implement appropriate security measures to protect your personal information; however, we cannot guarantee absolute security due to the nature of digital transactions.

Compliance with Dominican Republic Laws
Dominican Coast Hospitality operates in full compliance with Dominican Republic short-term rental regulations. Owners are responsible for ensuring their property meets local licensing, tax, and tourism board requirements. We encourage Owners to verify any required permits or tax obligations applicable to short-term rentals in Punta Cana.
Owners should consult a tax professional regarding VAT (ITBIS) and other applicable taxes on short-term rentals. Dominican Coast Hospitality does not assume responsibility for tax compliance on behalf of Owners.

Dispute Resolution
1. Governing Law
These Terms and Conditions are governed by the laws of the Dominican Republic.
2. Resolution Mechanism
In the event of a dispute, the parties agree to first attempt to resolve the issue through good-faith negotiations. If a resolution cannot be reached, disputes shall be settled through mediation or arbitration in the Dominican Republic before resorting to legal action.
